Seminole County processes building permit applications through two online systems. You start in Building Permits Online, where you select Request Application Number to get an application or permit number. You then receive an email invitation to upload your completed documents into ePlan ProjectDox and submit them for review. Owner/builder applications are all processed through ePlan. Reviewers email their comments to the address on the application, and you resubmit corrected documents in ePlan until the plans comply. When the review is complete you receive a link to pay the remaining permit fees, and the county issues the permit and posts the documents you need for inspections.
Forms and submittal guidelines for each project type are on the county's Forms and Applications page, and they can be completed online or printed and filled out. Paper applications are still accepted over the counter at the Building Division office at 1101 E. First Street in Sanford, and the county notes that additional fees apply for counter service.
Inspections are requested and tracked in Building Permits Online, which also shows inspection status and the assigned inspector. Inspections can be cancelled online before midnight on the day before the scheduled inspection. Fire inspections are scheduled separately with the Fire Prevention Division, and final engineering inspections use a separate online request form.
