Beach City's permit rates print no roofing, plumbing or mechanical permit fees, and the City prints no fee for a remodel that adds no bedroom, bathroom or ground cover; ask the City Secretary (281-383-3180) what such work needs. Commercial development also needs Chambers County DRC and Fire Marshal approval, which carries county fees not shown here.
In Beach City, a building permit for a $50,000 remodel runs $225.00 in permit fees, and a $10,000 electrical panel upgrade or rewire $40.00. Totals include the documented surcharges and minimum fees. Download the permit application from the City's Document Center: the New Construction and/or OSSF Permit Application, the Improvements Permit Application (pools, barns, outbuildings, shops, driveways and other improvements), or the Temporary, Permanent or Reconnect Electricity Application. Attach proof of ownership (Chambers County Appraisal District record) and a design drawing; septic (OSSF) applications also need the septic design drawing, soil analysis, site evaluation, the Beach City Affidavit to the Public, a two-year maintenance agreement and the permit fee. Return the application with payment to the City of Beach City, 12723 FM 2354; the City takes cash or checks only (payable to City of Beach City), no credit cards, and mails or emails the permit. There is no online permit portal. Apply before work starts: the City adds a $300 charge for work begun without a permit application. Commercial development also requires Chambers County DRC and Fire Marshal approval.
