The Village of Tiki Island Building Department takes paper applications at Village Hall, 802 Tiki Dr. (no online permit portal). Download the permit form for the job from the Village's Permit Forms page (building, electrical, plumbing, HVAC, fence, cargo lift, irrigation and backflow, LPG and others), complete it and return it with payment; building department fees can also be paid by card through the Village's credit card payment page. Minor remodels, repairs, siding, windows, doors and roofs use the General Permit form; a new home, an addition or a major remodel uses the New House or Addition permit. Contractors register with the Village before pulling permits ($50 a year). For a new home, addition or major remodel, submit two sets of plans and a current survey with a plot plan showing all proposed improvements, with the $100 plan review fee at drop-off; most lots also need approval from the Tiki Island Civic Association or the section's deed-restriction committee first. A refundable $1,500 construction retainer is paid at permit issuance for new construction, major repairs and additions, pools, bulkheads, boat ramps, concrete deliveries and demolition. Call (409) 935-1427 to schedule inspections, and keep the permit card visible from the street.
