How to Apply for a Permit in Unincorporated Brevard County

Brevard County issues building permits for the unincorporated areas of the county through its Planning and Development Department in Viera. Online permitting runs through Brevard's Advanced Service Site, known as BASS, where licensed contractors who are registered online users can apply, upload documents, track application status, schedule inspections, and pay fees 24 hours a day, 7 days a week. Online permitting is only available to licensed contractors, so check your license status in the county's Licensed Contractor Search before you apply.

Owners acting as their own contractor must apply in person. Call (321) 633-2187 to ask about the required forms and to schedule an in office appointment. Walk-in applications are accepted at the Viera government center, and the county asks that supporting documents be submitted digitally, either uploaded to the BASS application or brought on a flash drive. For other in person visits, appointments are encouraged but not required.

Inspections are requested through BASS. Inspection scheduling closes at 4:00 PM for the following day. Virtual inspections are also available to contractors, field agents, and homeowners through the VuSpex GO app; those are not scheduled in advance, you simply log in and submit a field report, and results are emailed to the contacts on the permit.
