Windermere's building department is run under contract by PDCS, LLC, which operates the Town of Windermere permitting page. Apply by downloading the current application from pdcsllc.com/cities/windermere, then uploading the completed application and supporting documents in the Upload Completed Application section (one PDF at a time; electronically signed and sealed plans must be uploaded as separate files). All plans and engineering documents must be signed and sealed electronically, and every application needs copies of current state licenses and insurance certificates for all contractors and subcontractors. If you cannot upload, email the application to permit@pdcsllc.com with the project address in the subject or body. In person drop off runs 9:00 a.m. to 4:00 p.m. daily. Applications are reviewed by Planning and Zoning first, then building plan review, then permitting; you are notified by email when the permit is ready and what fees remain due. Group I fees may be paid in full with the application; for other groups only the zoning deposit is due at application. Checks are payable to the Town of Windermere with the project address on the memo line; card payments need a Credit Card Authorization Form. Revisions to an issued permit require a revision form and a $75 revision fee. Schedule inspections with the Inspection Request Form on the portal page; requests received by 4:00 p.m. on a business day are inspected the next business day. Planning, zoning, variance and stormwater questions go to Wade Trim, not PDCS.
