Fees are charged on the value your jurisdiction assigns to the work; many use ICC square-footage valuation tables or your contract price, whichever is greater. If the assigned value is higher than your contract, the actual fee will be higher too.

Lakeland takes permit applications online through its iMS portal. Registered contractors, subcontractors, architects and engineers can apply for every permit type in iMS, and homeowners can apply after registering as a user. Contractors not yet registered with the city contact the Building Inspection Division first. All plans except very simple homeowner projects are submitted through the ePlan ProjectDox electronic plan review system with digital signatures and seals; plan review takes roughly 5 to 7 business days. The permit is issued once all fees are paid. Inspections are scheduled three ways, available around the clock with the permit number: in iMS, through the automated line at 863.226.1519, or by text through SelectTXT at 877.667.1720, with same day scheduling until 6:00 am. Most inspections are completed within 24 hours.
